Luxury development proposed for Rocky River lakefront

Rocky River’s lakefront may be getting a makeover.

Andrew Brickman of Brickhaus Partners is teaming up with longtime Cleveland real estate developer John Carney for 700 Lake…luxury condos and townhomes with striking views of the city’s lakefront. Brickman, a leader in eco-friendly, sustainable and smart technology building, says the single-floor, no maintenance residences will “enable more residents to take advantage of lakefront living.”

The residences would be located on properties near Lake Road and designed for both empty nesters as well as young professionals. Brickman and Carney are currently in the early stages of the project, working with the Rocky River planning commission and city council.

“This will be the most luxurious community ever developed on the lakefront in Northeast Ohio,” said Brickman, who estimates 700 Lake would be valued at over $100 million upon completion.

“Rocky River is consistently rated as one of the top suburbs in Northeast Ohio and access to the lake is a big asset,” said Brickman. “We already have 20 reservations and over half of those are current residents.”

Carney, who works with his sons John and Michael, has more than 50 years of experience in development, investment and management of commercial real estate in the region. He has redeveloped several historic buildings downtown including the Colonial and Euclid Arcades.

“The Carneys are longtime residents of Rocky River and they want this to be a legacy project,” said Brickman.

Brickman projects that the 700 Lake community will result in over $3 million in tax revenues while generating $5 million for local businesses. A traffic study commissioned by the developers found there would be no impact on Lake Road traffic.

Brickhaus Partners specializes in artistic architecture and eco-friendly homes that utilize state of the art technology for energy efficiency. Two of the firm’s latest projects include West Twenty, a residential, office and retail community in Ohio City and Twenty Four Hundred, luxury residences in Beachwood.
