Eleven River to offer luxury townhomes on scenic spot along Rocky River

Eleven River is an exciting new development that just broke ground in Rocky River. Situated on a scenic spot along the Rocky River, just south of the Cleveland Yachting Club, it is hard to believe the site had not yet been utilized. Developer Andrew Brickman is building 11 luxury townhomes at this choice location. They will sit on the slope overlooking the river, an expanse of the Cleveland Metroparks and the Detroit Avenue Bridge, which frames the northern view. Scott Dimit, of Dimitarchitects, designed Eleven River. The clean modern lines of the three-level townhomes are simply stunning. Each house features a two-story entryway leading to a light-filled, spacious and dramatic two-story living area with a wall of glass. The views from within are unobstructed, thanks to Mr. Dimit’s well-planned dropped decks. The homes are around 3,500 sq. ft. with two-car garages, a boat dock, multiple decks and three and a half baths. Optional elevators and plunge pools are available. The pre-construction prices start at $689,000. Three units already have been sold.
Sustainable materials will be used in construction: expanses of glass framed by eco-sensitive woods, stainless steel and Nichiha, a fiber cement that conveys a stucco appearance and is maintenance free. In addition to being “green,” this will be Cleveland’s first townhome community to use geothermal heating and cooling which cuts utility costs by as much as 70 percent. The houses will be equipped with the latest in Smart Technology as well.
The Eleven River groundbreaking was also a fundraiser for the American Cancer Society. The carnival-like atmosphere with magicians, music and jugglers kicked off the ACS Relay for Life/Carnival for a Cure taking place at Rocky River High School throughout that weekend.
